About 45-46 million square meters of floor space must be commissioned all over Russia next year alone, thus making it possible to double the national GDP by 2010
This was disclosed here today by Yury Tyrtyshov, deputy director of the federal construction, housing and municipal-utilities agency, at a local conference. In his words, Russia had commissioned 36.3 million square meters of floor space last year; only 230,000 families thus managed to improve their living conditions. The construction industry grew by 7.2 percent on 2002 levels. A similar situation persists this year, as well, Tyrtyshov noted. Given present-day housing-construction rates and current mechanisms for expanding the housing-construction sector, we can expect to commission just 39-40 million square meters of floor space before the year is out; another 43 million square meters would be commissioned next year; meanwhile we have to build 45-46 million square meters over the 2005 period, if we want to double the Russian GDP, Tyrtyshov informed those present. About 4.43 million Russian families are now waiting to get new apartments; at the same time, more than 31 million families, or 61 percent of this country's entire population, want to improve their living conditions, Tyrtyshov stressed. Talking about the need to establish an inexpensive housing market, Tyrtyshov noted that the price of a standard 54-square-meter apartment must equal a three-person family's total average income for a period of three years; this is what inexpensive housing is all about, Tyrtyshov noted. We need approximately 1.57 billion square meters of floor space in order to meet nationwide housing demand, Tyrtyshov went on to say. According to Tyrtyshov, we must annually commission 145 million square meters for the sake of meeting 50 percent of such demand by 2010. This implies a colossal gap between housing demand and the real-life situation, Tyrtyshov stressed. We've got to build at least 80 million square meters of housing over the 2010 period, thereby commissioning 145 million square meters of floor space by 2019 and virtually doubling present-day construction volumes, Tyrtyshov said in conclusion.
